Just wanted to let you know how impressed we were with Greg Cooper. Here is the email I sent to the residents at 244 Madison Avenue ... I left out some details like how he bought our newborn daughter - and her big sister - beautiful outfits. Greg really went beyond the call of duty.

Looking to sell? We HIGHLY recommend Greg Cooper from Douglas Elliman. Greg sold our studio (14J) at 35K above the asking price — and he did in just two weeks with two open houses. Even more impressive: Greg broke the record for the highest ever selling price for any studio apartment ever sold at 244 Madison. Greg immediately returned our calls, kept us informed on all offers, followed up on co-op requisites and made the process seamless.

I wanted to take a moment to write about the excellent service provided by one of your brokers, Gregory Cooper. My husband Alex and I have been working with Gregory for both the purchase of a new apartment and the sale of our prior apartment. Through both transactions, we have been most impressed by Gregory's professionalism, honesty, and knowledge of the real estate market in our neighborhood.

We first met Gregory because he is representing the seller for the apartment that we are in the process of purchasing at 372 Central Park West. Because we were just beginning to look for a new apartment, we were not previously represented by a broker, but we immediately knew that he would be perfect to see us through the purchase. Additionally, we had no hesitation to hire him to sell our prior apartment.

We expressed our concern to Gregory about wanting to sell our prior apartment quickly, before closing on the new apartment if possible. Gregory helped us decide on an appropriate listing price that maximized interest in our apartment, so that we had an accepted offer just under asking price at market value in less than a month. He helped through the contract negotiations and was adept at fixing several problems that came up. He prompt replies were appreciated throughout the process, and it led to a quick and seamless closing last week. With regards to the purchase of our new apartment, Gregory continues to help us navigate several issues that have come about on account of the seller. He ensured our condo application was properly completed and followed up to ensure a speedy approval process. We feel confident that we should be able to close in the next two weeks.

Gregory's greatest strengths are his ability to solve problems and make things happen. His familiarity with the staff in Park West Village is invaluable, and his calm but assertive demeanor gets the job done. Finally, purchasing and selling an apartment can be a very stressful process, and Gregory showed nothing but patience throughout. He quickly replies to emails, calls, and text messages, addressing my concerns and never once making me feel as though my contacts are an intrusion. For these reasons, I have already recommended him to several neighbors that I know who are interested in selling their apartments. He is an asset to Douglas Elliman.

Yours truly,

To Whom it May Concern,

Gregory Cooper was my Agent and arranged the sale of my apartment in 2 weeks after it sat on the market with another agent for 17 weeks. I cannot praise him and his team enough.

He was caring, concerned and professional. His support staff made the entire transition easy and a pleasure.

Gregory handled every detail from the new marketing, to the open houses and ultimately the final negotiations. He had 3 all cash bids offered within the 2 weeks and the best was the final amount was above my asking price and I was closed in 3 weeks.

I would be happy to share my experiences with.
You will be in excellent hands with Gregory.

To my neighbors in the 4 Central Park West Towers:

I have now had the second unique experience of being represented as a seller by Gregory Cooper, associate award winning broker at Douglas Elliman. I know why he is the recipient of numerous sales awards.

In 2015 he sold my 16M apartment. Prior to retaining his services in my effort to put this apartment on the market knowing that renovations were needed I retained the consultation services of a contractor who gave me an estimate of $85,000 just to bring this apartment into the 21st century. It was my good fortune to consult with Gregory Cooper even though I had already signed a contract for this renovation. Not only did Greg get me removed from my contractual obligations at no cost to me, but then he went on to sell my apartment breaking a square foot price record. He raised the ceiling for prices in this building, and he sold it before it was officially on the sales market.

Needless to say when I sought to sell 20W I returned to Gregory Cooper who broke his own record and hit the highest per square foot price for the 4 Central Park West Towers at $1701.00 per square foot for 20W. This was also sold prior to the apartment hitting the real estate market due to Greg's expertise. Like every apartment seller I believed my apartments to be significant in the sales market; however, I am also a realist. This highest per square foot price for 20W, which broke Greg's prior record, was for an original 1960 apartment which I can honestly state calls for a gut renovation. Absolutely nothing had been changed or renovated in this apartment. The bottom line is what our apartments yield in dollars, but there is more to seek in a real estate broker, and Gregory Cooper has that. He is forthright in apartment evaluation, diligent in bringing in prospective buyers from day one, as noted above, skilled in proposing marketing to attract the best prices, and most concerned for the satisfaction of his clients. At all times he has demonstrated respect and consideration for me as well as bringing all of his real estate expertise.

As a result of being such a pleased seller and recipient of Gregory Cooper's service I am compelled to share this with all of you. You will be serving yourselves in the very best manner by contacting Greg for any of your real estate needs. I have no doubt you that you will benefit.

To my fellow Central Park West Condo Owners:
I wish to share with you that which has been so successful for me.
I had the good fortune of following the recommendations that I had received, and I engaged Douglas Elliman’s Associate Broker, Gregory Cooper, to represent me in the sale of my apartment #2L.

Ultimately, we all see the highest prices in the sale of our apartments, and Gregory Cooper exceeded all expectations in obtaining this for me; however, what has been equally beneficial is the manner in which Gregory Cooper handles every step of this process. He exuded professionalism from the moment I met him. He accommodated every one of my requests. The allayed every one of my concerns. His outstanding marketing of my apartment brought in buyers who quickly began bidding to purchase my apartment. During this short time period Gregory kept me informed of each step, and he provided immediate feedback. He was available, experienced, patient and compassionate as the selling of a residence can be stressful, but not with Gregory Cooper.

You will be gifting yourselves if you retain the services of Gregory Cooper to represent you in any sale/purchase of a residence for personal use or for investment.
It has been a sheer pleasure to have him work on my behalf, and I have no doubt that it can be yours also.

As a client involved in the complex process of selling a condominium, I have been extremely fortunate. I chose Douglas Elliman to carry out the sale and was given Gregory Cooper as the broker. I have used realtors for upwards of four decades. Renting, buying, and selling are familiar to me. Yet in all that time I have never worked with a person as knowledgeable, honorable, courteous, and--yes--intelligent as Mr. Cooper. I am a college professor and know something about the art of communicating difficult information. Mr. Cooper would win tenure at any university. He breaks down the arcana of requirements, rules, fee schedules, and marketplace shifts. He is unstinting of his time and always listens respectfully, even to clients such as myself who are unfamiliar with the new condominium boards and their anti-sublet agendas. In fact, he took hours discussing the (almost non-existent) benefits of subletting in 382 Central Park West/The Olmsted, whose board has ousted all but a few owners who lawfully engage in that time-honored practice. He dealt with my overreaching and recalcitrant tenant far more effectively than I, smoothing the way for the next step. Hours again were devoted to explaining the reason my selling at this time, and hours more in setting up appointments, micromanaging repair dates, and always explaining in detail each new step. Last but not least, he never appeared anything less than immaculate, from his suits and shirts to his ties and, especially, his cufflinks.

Brevity aside, I am not surprised that Mr. Cooper has won an award for his professionalism. He is the very model of brokers. I would not hesitate to post this testimonial should he wish or should the occasion arise. It is a given that I will recommend him to my colleagues and friends.

I might also add that it was my idea to thank him in this way. It is hoped that he will be as pleased as he is surprised.
